Osiedle Ursa is the broader Unidevelopment / CPD programme on Szamoty (Ursa Smart City, Ursa Park, Ursa Home, Ursa Sky). This review focuses on Ursa Sky — the completed mid-rise stage on Herbu Oksza / Quo Vadis, designed by HRA Architekci and built with Unibep.

What is Ursa Sky?
Ursa Sky is stage four of the Ursa masterplan. It delivered two multi-family buildings (~384 apartments total across Sky I + II), retail at ground level, underground parking, and carefully landscaped courtyards. Construction ran 2020–2022; both stages are fully handed over.
Apartments typically range from compact ~32 m² units up to larger ~100 m² layouts — a wider mix than many “investor-only” Szamoty blocks.
Architecture and courtyards
HRA’s design keeps heights moderate (7–8 floors), with light façades, recessed balconies, and irregular building footprints that leave room for inner gardens. From above (see our aerial photos) the courtyards read clearly: hedges, lawns, benches, a playground (including a small planetarium play feature), and bicycle parking.

Compared with Ursus Centralny next door, Ursa Sky feels smaller and more finished — no active tower cranes, no final-stage dust. You buy on the secondary market now.
Location
Szamoty’s eastern side of the factory redevelopment. Walk to buses on Quo Vadis / Herbu Oksza in a few minutes; Warszawa Ursus SKM is farther than from Centralny (roughly 10–15 minutes on foot depending on building). Parks Haasów, Czechowicki, and the newer EKOpark are within a short walk or bike ride.
Prices
Primary sales are closed. On the secondary market, expect Szamoty-typical levels — often in the mid-15,000s PLN/m² depending on fit-out, floor, and whether parking is included. Always check recent transactions, not only asking prices.
Who is it for?
Good if you want a completed HRA-designed estate inside the Ursa cluster, with courtyard life and less construction noise. Less ideal if you need brand-new developer warranties or the densest on-site amenity package (Centralny’s boulevard is larger).

- Smaller amenity set than the biggest multi-stage estates
- Szamoty-wide school and road pressure still applies
