Bemosphere (Develia)

Bemosphere is Develia’s six-building estate on Szeligowska / Człuchowska (the project started under the Nexity Polska brand before Develia’s earlier acquisition). About 502 apartments across stages named Natural, Central, City, Atmo, Vital and Time. Like Neowo, it is already fully completed — the last phase was commissioned at the end of 2025. Primary sales are closed; anything you buy will be secondary.

Layout and public space

The project sits on the other side of Człuchowska from Neowo — same metro catchment, very different courtyard logic. It has the same structural problems as the weaker Metro Zachód stages: a difficult, elongated plot, many surface parking spaces, and almost no public space where people could spend time. Walking between the blocks you feel density and cars more than a neighbourhood green room.

The one thing we liked was the façades of the first building: warm colours and a slightly elongated side that helps shield the estate from road noise. Later stages keep a contemporary mid-rise look with coloured recessed panels and black balcony railings, but that does not fix the ground-level plan.

Prices

There were no Otodom listings when we checked. The Warsaw price register (RCN) shows the following pattern: in the first phase, apartments sold from about PLN 13,000/m² (large units around 80 m²) to PLN 17,000/m² (two-room apartments on upper floors). In the last phase prices were higher: around PLN 19,000/m² for two-room flats and PLN 17,000/m² for large ones. Median across our RCN sample sits near PLN 15,800/m².

Who it’s for

A secondary-market option if you specifically want this side of Człuchowska and can accept a car-heavy ground plan for metro adjacency. If courtyard quality matters, walk Neowo first — it is the clearer buy on this corner of Chrzanów.
