Part of our Bemowo Chrzanów district series — Part 2, a few minutes from the future Chrzanów metro. Across Człuchowska sits Bemosphere; Dom Development’s Metro Zachód is the large neighbour.
Neowo (Yareal)
Neowo is Yareal Polska’s two-phase estate near Gaudeamus school and the retail strip, architecture by BDM'A. Roughly 435 apartments across four mid-rise buildings (Neowo I ~164 flats, handover Q4 2024; Neowo II ~271 flats, completed 2026). Both stages are finished. The pitch is simple: car-free courtyards, a promenade between phases, and a short walk to M2 Chrzanów.

Courtyards and promenade
The difference from Metro Zachód is visible immediately. On the territory of either phase there are no roads and no surface parking — a big plus for the developer. Each phase has a playground, and a large promenade runs between the stages, so we have no complaints about the public space. Compared with Metro Zachód phase 4, this looks much more pleasant. The metro is even closer — a few minutes on foot.
Looking from the courtyard, we liked the apartments with loggias in building A. They reminded us of the layouts at Dzielnica 19, and judging by the window positions these are very bright flats. Unfortunately they are sold out at the developer, so we could not even open the floor plans.

What is left and prices
The developer has almost nothing left: two apartments with a small garden (around PLN 800,000 each) and a few expensive ones with a mezzanine. One mezzanine unit looks interesting, but PLN 2 million for an unfinished three-room apartment in Bemowo — even next to the metro — seems too expensive to us.
There are not many options on Otodom either. We found a three-room apartment with windows facing the school: dual-aspect, spacious bedrooms, two bathrooms. Downsides are a small living room (a little under 20 m²) and an exterior wall inside the flat. Price PLN 1.25 million including a parking space — not bad if you can negotiate a couple of percent.
From the courtyard and drone angles the estate also opens toward the city-centre skyline — a real perk of this western Bemowo belt.

Who it’s for
Our favourite multi-family project on the Chrzanów-station side of the district: car-free, walkable, close to metro and schools. Best if you can still find a secondary listing with a good courtyard orientation. Less ideal if you need a large living room or insist on buying from the primary market — almost nothing is left there.

- Bright loggia layouts (building A) in the same family as Dzielnica 19
- Architecture by BDM'A; both stages completed
Cons
- Primary market almost empty — gardens ~PLN 800k or mezzanines near PLN 2M
- Some secondary three-room units have a small living room (<20 m²)
- Young plantings — greenery still needs years to mature
- Busy Chrzanów build-out zone around the estate
