Osiedle Zielone Bemowo — full review
ul. Lazurowa 7, 01-314 Warszawa

Part of our Bemowo Chrzanów district series — Part 1, near the future Lazurowa metro. Its larger neighbour is Nordic Bemowo by YIT.
Osiedle Zielone Bemowo (Cordia)
We walked Osiedle Zielone Bemowo at ul. Lazurowa 7, Cordia Polska’s first Warsaw project. Construction ran from December 2017 to November 2020 in two stages; architecture by Grupa 5 Architekci, general contractor Fundamental Group. About 306 apartments in seven mid-rise buildings (roughly 4–5 floors), with roughly 24,000 m² of greenery on the plot. Fully handed over — secondary market only.
The estate stretches along Lazurowa Street in the shape of an elongated triangle; one of its corners is crossed by Orlińskiego Street. One building stands apart from the rest and is naturally the weakest: it has no inner courtyard where residents can spend time. The other six buildings look good, even though they are almost six years old.

Courtyards and greenery
There is plenty of space between the buildings. There are no cars in the courtyards, and mature trees rise between the blocks — some two to three storeys high. That is the detail that sticks after you walk Nordic Bemowo next door: here the greenery has had time to grow into something that actually frames the estate.
We liked how the developer separated the gardens on the Droga Osiedlowa side: the guest car park is there, but the spaces sit slightly below the level of the buildings and are screened from the gardens by a green strip. The estate also has a barbecue area, which is rare in Warsaw new-builds of this scale.
Top floors have apartments with mezzanines and roof terraces — the same family of layouts that later became a selling point at Nordic Bemowo. Grupa 5’s brief also played with balcony depths and façade rhythm so the repeated buildings do not read as identical boxes.

Location
The pitch is the same as for the whole Lazurowa belt: future M2 Lazurowa station (a short walk), Park Górczewska about ten minutes on foot, Pasaż Górczewska and Wola Park for shopping, and schools and kindergartens nearby. The main trade-off is the street itself — Lazurowa is busy, and that is the only real drawback we would dock the score for.
Prices
We have not seen many current resale listings, so it is hard to quote a clean asking range. That is not surprising: in the property price register (RCN) for the past year and a half we found only seven transactions, with a wide spread in price per square metre (roughly 17,000–39,000 PLN/m² in the sample we looked at). We tried to work out what could cost PLN 2 million for 50 m² in Bemowo but could not find such a layout. It was probably an apartment with a mezzanine or a large top-floor terrace.
Overall rating: 4+.
Who it’s for
A strong fit if you want a finished, greener mid-rise estate next to the future Lazurowa metro and Park Górczewska — and you are willing to hunt the secondary market. Less so if you need a primary-market purchase or want to be further from Lazurowa Street traffic.
Pros
- Mature trees and generous spacing between buildings — greenery that has had time to grow
- Car-free courtyards; guest parking lowered and screened from gardens on Droga Osiedlowa
- Top-floor mezzanines and roof terraces; rare barbecue area on site
- Short walk to future M2 Lazurowa and ~10 minutes to Park Górczewska
- Finished estate (end of 2020) — no construction noise from this plot
Cons
- Proximity to busy Lazurowa Street
- One detached building without an inner courtyard — the weakest of the seven
- Almost no current resale listings; thin RCN sample with a wide price-per-m² spread
- Primary market closed — only secondary or assignment deals
