Nordic Bemowo — full review
ul. Wandy Landowskiej / Bolesława Orlińskiego / Batalionów Chłopskich / Lazurowa 127, Warszawa
YIT Development · Kuryłowicz & Associates
Part of our Bemowo Chrzanów district series — Part 1, near the future Lazurowa metro. Its finished neighbour is Osiedle Zielone Bemowo. The Domy / segmenty stage pairs naturally with Villa De Charme in Part 2, which we find more attractive.
Nordic Bemowo (YIT)
Nordic Bemowo is the larger of the two Lazurowa projects we cover in Part 1: Finnish YIT Development on about 6 ha along Lazurowa / Orlińskiego, architecture by Kuryłowicz & Associates. The apartment part is multi-stage (~600 flats across stages I–V); a separate Domy product adds nine terraced houses on Batalionów Chłopskich. YIT markets the courtyards under its “More Life in Yards” brief.
At the time of our visit (early September), three phases — nine multi-family buildings — were already complete, plus the Domy segments. Stage IV (132 flats, three 5-storey buildings) targets handover around Q4 2026; stage V (98 flats, three lower blocks closest to the metro) toward Q1 2028.

Architecture and layout
First, the architecture: the developer does more than build plain rectangular boxes. The first-phase building is clad in red brick, has a slightly sloped roof and spacious terraces on the top floors. Next come buildings of varied shapes, from joined rectangles to offset squares. Wanda Landowska Street splits the estate in half, and beyond it lie the final phase and the townhouse segments.
There are no cars in the inner courtyards, but the outdoor parking looks oversized. Part of it could have been given to greenery, as at Zielone Bemowo; it seems this is where the developer chose to save money. We were struck by the size of the gardens at corner apartments: some plots, judging by what we saw, exceed 100 m². That is a great place for a family with children or a dog, where you could set up your own playground or even a playhouse.
Top-floor mezzanines are a YIT signature — used in the company’s other Warsaw projects as well. There is enough greenery between the buildings, but nothing like the mature trees two to three storeys high at Zielone Bemowo.

Prices and what is left
At the time of filming (early September), YIT’s website listed only two apartments in the fourth phase and a little over fifty in the fifth, which is closest to the metro and therefore the most expensive. Public listing sites still show a thin stage-IV offer (from roughly 17,000–20,000 PLN/m² depending on the unit) and a fuller stage-V list around 18,500–19,000+ PLN/m².
In our view the best building here is F, a little further from Lazurowa Street, but only large three-room apartments from 90 m² remain there. The cheapest two-room apartment we saw cost PLN 774,000 for just under 37 m², or PLN 836,000 for a slightly larger 42 m² — and that is without finishing or a parking space, which together can push the total close to PLN 1 million. Whether that is high is a rhetorical question.
Of what remains, we liked the mezzanine apartments best: they cost more (from PLN 1 million) but have lovely terraces and unconventional layouts. On the resale market we found a two-level penthouse in the second phase: a 15 m² terrace, a good layout, and west-facing windows, so you can enjoy sunsets on one side, while the other looks onto a road and car park.
Despite a difficult plot, the developer made a real effort. The large amount of outdoor parking spoils the overall impression, however, and prices — especially in the last phase — are in our opinion too high. Zielone Bemowo comes across as the more convincing of the two.
Nordic Bemowo Domy
Another part of the estate is nine townhouse segments between the third phase of apartment buildings and Batalionów Chłopskich Street. Three segments were available at filming at PLN 3.3 million each. Each segment has three floors, a garage and a terrace on the top floor. The layout is decent: the ground floor has a kitchen-studio, a bathroom and a storage room; the first floor has three bedrooms, two bathrooms and a walk-in wardrobe.
In early September we noticed the same problems as in the apartment part: the car park in front of the segments is too large, and trees and greenery are almost absent. We hope the developer fixes this and the grounds end up looking like the visualisations. Frankly, we did not understand this part of the project and consider it overpriced:
- The area was built around metro stations, and that is its biggest plus. But a townhouse resident will most likely drive, so this advantage means little to them.
- For this money you can buy an older house in a better location — for example in Stary Żoliborz. Examples: first and second.
- There is no greenery or playground on site, which can be critical for families.
In Part 2 we cover Villa De Charme, a similar townhouse project in another part of the district that we find more attractive.

Who it’s for
A fit if you want new YIT stock (or a mezzanine / large corner garden) between the future Lazurowa and Chrzanów metro stops and accept paying up for the last phases. Less so if greenery and courtyard atmosphere matter more than a brand-new building — then look at Zielone Bemowo next door — or if you are shopping for townhouses, see our Villa De Charme walk-through.
Pros
- Architecture beyond plain boxes — brick Stage I, varied building shapes by Kuryłowicz & Associates
- Car-free inner courtyards; some corner gardens over 100 m²
- Top-floor mezzanines with terraces — a YIT signature
- Between future M2 Lazurowa and Chrzanów; short walk to Park Górczewska
- Multi-stage choice: finished phases on the secondary market plus primary stock in IV–V
Cons
- Oversized outdoor parking eats space that could have been greenery
- Young plantings — nothing like the mature trees at Zielone Bemowo next door
- Stage V (closest to metro) is expensive; finishing + parking can push small 2-room units near PLN 1 million
- Nordic Bemowo Domy feels overpriced vs older houses in better locations; little greenery or playground on site
